Arrival and departure
| Check-in | After 4:00 PM, self check-in. Access details are sent before arrival. |
|---|---|
| Checkout | Before 11:00 AM. |
| Minimum stay | Two nights. |
| Late checkout | By prior arrangement only. Without it, a late departure is charged at half a night. |
How many people may stay
- Twenty-six guests maximum, overnight or otherwise. This is a firm limit, not a guideline. It is what the house is set up and insured for.
- Every guest must be named on the booking, including children and infants.
- Day visitors must be disclosed and approved before you book. Additional fees or requirements may apply depending on numbers and what you have planned.
- Arriving with more people than were booked is grounds for ending the stay without a refund.
Events and gatherings
- The estate welcomes reunions, wedding parties, church groups and retreats staying in the house.
- Events with guests who are not staying over — receptions, parties, ceremonies — require written approval in advance, and carry an additional event fee. The fee is quoted on the number of people and what you have planned, so ask before booking, not after.
- No unapproved parties. Holding one without approval ends the stay without a refund, and the event fee is still owed.
- Quiet hours are 10:00 PM to 8:00 AM. Sound carries a long way out here.
The pond and the grounds
- The pond is for fishing only. No swimming. No boats. No rafts or floats.
- Children near the pond must be supervised by an adult at all times. There is no lifeguard, no fence and no shallow end.
- Guests use the pond and the grounds at their own risk.
- No fires, fireworks or discharge of firearms anywhere on the property.
Pets
- Pets are welcome, and must be declared when you book.
- A pet fee of $150 per stay applies.
- Pets are not to be left alone in the house, and are not allowed on beds or furniture.
- Clean up after your animals, indoors and out.
Smoking
- No smoking or vaping anywhere inside the house. Smoking is permitted outside, well away from the building, with butts disposed of properly.
- Evidence of indoor smoking is charged against the damage deposit at $500 for deep cleaning.
Privacy and security
- There are exterior security cameras on the property. They cover outdoor approaches and parking only. There are no cameras inside the house, and none in any bathroom or bedroom.
- The linen closet is yours. It is stocked with towels, spare blankets and pillows for the full house — help yourselves, you do not need to ask.
- Separately, the locked owner and maintenance closets are for property operations and are not part of the rental.
- The house has a carbon monoxide alarm. Do not disable or remove it.
Taxes
- Mississippi charges 7% state sales tax on short-term lodging. It applies to the nightly rate and to the cleaning fee.
- Any local tourism or economic development tax that applies to this address is added on top.
- Tax is shown as its own line before you pay. It is not buried in the nightly rate.
Damage deposit
- A refundable damage deposit of $500 is held against the card on file. It is not charged unless it is needed.
- It is released within seven days of checkout, once the house has been checked.
- Damage beyond the deposit remains the responsibility of the guest who booked.
- Normal wear is expected and is not charged for. We are talking about breakage, stains, missing items and smoking indoors.
Before you leave
- Dishes in the dishwasher or washed, trash bagged and in the outside bins.
- Furniture back where you found it, windows and doors shut, air conditioning set to a reasonable temperature.
- You do not need to strip beds or clean — that is what the cleaning fee covers.
Cancellation
| When you cancel | What is refunded |
|---|---|
| More than 30 days before check-in | Everything except the deposit paid to hold the dates. |
| 14 to 30 days before | Half the total. |
| Inside 14 days | No refund. We will try to re-book the dates, and refund what we recover. |
Things that end a stay early
Without a refund: exceeding twenty-six people, holding an unapproved event, smoking indoors, swimming in the pond, or behavior that puts the house or anyone in it at risk.
